What exactly does a Realtor do? A questions asked by many. So when Active Rain posed a challenge to write about my day, I couldn't wait. But which day to write about. Every day is a lesson in adventure in this job. Here in the Manchester NH area my days usually start about 7am. Checking voice mail and Email from overnight. Breaking down the calls into urgency and importance. Many are requests for information to my listings which are emailed out, I do find the most productive part of the day is 7am to 9am before most other people in this business even start work.
The majority if the days schedule is put together the evening before. The average day includes meeting with home owners ready to list their homes, answering calls on current listings and showing buyers and their agents the home listed. About 1/3 of my business is Bank Owned homes. This includes completing bpo's in between appointments and servicing my REO inventory. Nearly all bank owned homes are purchased by cash buyers, so it is a different type of servicing needed,
In my 30 years of selling Real Estate, the one thing I learned is to adapt quickly to the market. People always ask how I can compete with big national companies. The short answer is service. I stick with the personal and professional service. It requires a great deal of "hands on" activity, however I would not have it any other way. If you look for me at my desk, you may never find me, for service takes time and time mandates I am on the road.
This time of year when the sun sets at 415pm, showings seem to wane of quickly, as buyers do not want to see homes in the cold and dark. Therefore my evening then consist of a mix of taking care of current clients, trying to find future clients and bpo's.
One of my favorite "breaks" in the day is to come here on Active Rain, write a blog, read blogs from my favorite posters and answer some questions. Where is the adventure you ask? Well mix in the behind the scene work of saving sale after sale from loan officers, home inspectors, appraisers and closers, then we have some fun. The joy of it all is the smiles from happy buyers and sellers whose dreams I could make come true. My day ends at 9pm most nights. 14 hours seems standard for Spring through fall.
In Real Estate, YOU deserve the BEST service when buying or selling a home. Real Estate is not time for trial and error or short cuts. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.
The most critical part of Buying or Selling a home is the Agent/Broker you choose. You have a choice of agents. Use your choice to hire the BEST agent in your area.
It does not take magic to turn your "For Sale" sign into a "Sold" sign. It takes a full time Local Agent who specializes in Listing homes like yours.
