In my Real Estate Business I'm often asked how many probate homes can one expect to do following my program.  This is a tough question to answer for someone else so what I do is tell them what I have been averaging based on my time schedule, number of probate files and market place.  As a Probate Agent if you have 60- to 80 new files each month with real estate like I do then your expectation should be the same with the exception being how good you are compared to me.  You may be better and do more.  Hope this makes sense.

 

Over the last 30 years I average from 12 to 18 sides per year with Probate Homes.  This works out to about 5 hours per week research tracking (going into probate files), then a few hours phone prospecting to the executor as we usually have the phone number.  So research wise I spend about 10 hours per week.  When I have a contact and "Now" business we will add hours for the property inspection, then if I'm writing an offer time for this.  So to run a probate biz like mine and do on average 15 sides figure 15-20 hours per week.  In my area with our price from $200k to $500K you can see that 15 sides would produce a Six Figure Income by itself.  This is a very lucrative biz model and can be added to your current biz of (General RE, Short Sales or REO's).   

 

If you have only 10 properties per month (120 per year) you will work harder on follow up and marketing to receive a good piece of this and only 10% of this would still be 12 deals per year.  So it's tough to tell but even an extra 6 sides per year could really enhance your RE biz as the average income for agents is $39K per year and Brokers $47K so you do the math.

 

I have a probate agent friend who does 100 probates per year, he is a workaholic but that is his choice.  Another probate student of mine always has 20-30 probate listings going on and is a big producer.  I have and investor who took my course who only buys and flips and is happy with 2-4 per year so it's your choice based on where your located and the volume of probates.  If your County is short on files add more Counties?

 

My Probate Real Estate business is based on California Probate Law but since Calif is the most complicated State for probate and has two ways to probate it's just a matter of learning my Califorinia Probate System and then adjust to your State. Hasn't been a problem for my students and I have them in almost every State in the US plus Canada and the UK.
