I have Caller ID on my phone so I am constantly reminded of the name of the person I'm talking to; I also write it down so if I am looking at something else on my cellphone, I can remember it during our chat. I use the caller's name over and over. People love to hear their names. It makes the conversation more intimate.

I too think if you call someone by their name you build rapport...with them you can't sell them a home without some kind of rapport!
