The Heroes Home Advantage Program
Belinda Spillman has challenged us to talk about how we are paying it forward this holiday season. I’ve chosen to talk about how I am doing this all year long rather than just for this season – I’m not sure this qualifies for the contest, and that’s OK by me.
My brokerage participates in the Heroes Home Advantage Program, for those agents who wish to participate during the year. I elected to do so a couple of years ago. Here’s how it works.
The Heroes Home Advantage Program allows me to give back 25% of my gross commission at closing to a buyer or seller who qualifies as a Hero, and there are many in our community that do. For buyers it gets a little more complicated since any credit to the buyer at closing, if financing is involved, is subject to approval by the lender. The other option is a reduction in interest, if this is something the lender will allow.
Heroes who qualify for the Heroes Home Advantage Program include fire fighters, first responders, medical and health care personnel, teachers, veterans and current military, and police.
On an average priced home in Carlsbad, this could mean a credit at closing for a single family home purchase of around $5500, and around $3500 for an attached home (condo, townhome, twinhome).
Buyer and seller credit amounts will vary by community where prices are lower, or perhaps higher, depending on the listing and purchase contracts. But it’s not insignificant, and any credit back as a reward for service to our country and our community is a very good thing. It does have to be for a community I personally service (e.g., Encinitas, Cardiff, Del Mar, Solana Beach, La Jolla, Rancho Santa Fe, Oceanside, Vista, San Marcos, Escondido).
