One of the Southwest Florida real estate markets I love talking about is the Cape Coral area. We’ve seen in the past how this slice of Florida has some amenities that make it simply superb for almost any lifestyle. When you hear people talk about this community, you’ll hear phrases like “waterfront wonderland” and “heavenly harbor.” The amenities are numerous and wide ranging. One second you can be enjoying a beer at a local surfside hole-in-the-wall and the next, you’re headed for some luxury shopping nearby. You can be out on the open waters of the Gulf, sport fishing and sunning, all in a handful of minutes from a waterfront property. Then, if the mood strikes, you can go hiking or camping that very same day, miles and miles from anywhere. It really is that amazing to live here.
So turning back to demand … As one of Florida’s top 10 largest cities, Cape Coral represents a certain sweet spot. First, the area flies under the radar just a bit. This fact keeps property values affordable, even with all the amenities. But you’ll notice that a trend has been developing recently. For example, as I was keeping up with the Southwest Florida real estate news, I read an article highlighting the rental demand in the area. Believe it or not, even as we add new developments to the area, there’s still a huge demand for rental properties, numbering in the several thousands. And this represents only one indicator for real estate in the area. The bottom-line is that upward demand is strongly in place. And in a way, Cape Coral is right for many people. Investors can find everything from large development potential to individual properties to provide rental income. Still, the area is very welcoming to young professionals and new families. And let’s not forget you snowbirds and retirees looking for value and somewhere amazing to live.
