How to decorate and live in your home when it’s for sale this holiday.

Holidays are special for all of us especially if you have young children at home.  If your home is for sale during the holidays it doesn’t mean that you holiday staginghave to forego all decorations.

 

In fact, creating that feeling of home can help your buyers picture themselves there. Let them see the possibilities of your home.

But…just like any time you are trying to sell your home, the key is to let them see the space.

 


Here are home staging tips for decorating for the holidays when your home is for sale.

 

1.Don’t hide your space!

Buyers are buying your space, not your things.  This is not the time to put up the world’s largest Christmas tree.  

Don’t make your buyers do the eye bounce when they walk in a room.  They’ll spend so much time trying to process what they’re seeing, they may have a hard time seeing what it is you’re selling.

 

2.Don’t block the paths that will allow your Buyers to navigate through and around your home.

Sometimes we have to tweek some furniture placement to make room for our tree, or the two giant poinsettia plants you have buy each year.

Keep traffic patterns open for your buyers.  

Make sure electrical cords that light up the tree will not be a hazard to anyone walking by.

Keep your entry free of oversized wreaths and bows that will make buyers have to tuck and swerve just to get in the front door.

 

3.Preserve the views!

Especially here in Florida, buyers want that view...palm trees, tropical plants, and an inviting pool area.

Save the snowflaked or other holiday decals that you like to put on your windows and sliders for your new home.  

Place your tree in a corner...don’t coverup the view of one of your big
selling points.

They’re fun to see when they’re all lit up, but those giant bears and oh so jolly snowmen do nothing for your curb appeal during the day.

 

 

 

 

5.Mind your colors!

South Florida loves its pink but when considering using the colors of the season, make sure that the seasonal hues don’t clash with your home color palette.  

If your palette leans towards Boca pink, then consider white poinsettias instead of red.  Use a large hurricane jar filled with cranberries or deep greens.

Or use silver and white as accents.

Just because it’s flat doesn’t mean you have to put something on it.

Just because you have it doesn’t mean you have to display it.

 

 

6. Too much is too much, holiday season or not.

Consider using one relatively large holiday accent piece rather than every

small holiday ornament or treasure you’ve collected since you had  your first home.

A large glass bowl filled with pine cones and some greenery sends a message of simplicity and elegance.  

 

7. Don’t forget focal points...and don’t overwhelm them either.

In styling your home to sell, you want to showcase a room’s focal point.  That is often the fireplace in your family or living room.

Don’t hide the beautiful mantle and whole fireplace area with stockings only the Jolly Green Giant could wear.

 

8.K.I.S.S. still rules

Keeping it simple when decorating your home for the holidays can help your buyers get in the holiday (and hopefully) home-buying mood but still allow them to see the space.
