Craig's List is not for commercial purposes. Any real estate agent or company that posts a property for sale is in violation of Craig's List Terms of Use.
Please report any violations of the TOU, by flagging the posting(s) for review, or by emailing to:
abuse@craigslist.org
Real estate agents are nothing more than SPAMERS. The posters have no integrity.
Do NOT do business with any real estate agent or the company the agent belongs to that post their listings for sale on Craig's List.
Furthermore, turn in the real estate agents and companies that violate COLORADO LAW with regards to advertising.
COLORADO LAWS for ADVERTISEMENTS PLACED BY REAL ESTATE AGENTS
REPORT ANY VIOLATIONS BY REAL ESTATE AGENTS TO THE COLORADO REAL ESTATE COMMISSION at their website
http://www.dora.state.co.us/real-estate/index.htm
By filing a complaint, you put the agent, the office broker and the owner of the company on notice that they are face suspensions and fines if they continue to violate the law. This message should then be spread throughout the office to enforce compliance.
Colorado Revised Statutes Article 12, Title 61 - 103(10)
Rule C-19(e) as defined by the Colorado Real Estate Commission
"No broker shall advertise or promote its business in such a manner as to mislead the public as to the identity of the licensed broker, nor shall a portion of the licensed name of any broker be advertised or promoted in a manner which would mislead the public as to the identity of the licensed broker."
AND
Rule E-8(e) as defined by the Colorado Real Estate Commission
"A real estate licensee who performs any act requiring a license, including advertising services or advertising property belonging to another, shall do so in the name of the employing broker; except that a licensed employee may advertise property owned by such employee without complying with this rule if the property is not listed for sale with the employing broker. General advertising which recaps sales activity over a period of time in a given subdivision or geographical area shall cite the source of the data and include a disclaimer that all reported sales were not necessarily listed or sold by the licensee and are intended only to show trends in the area or shall separately identify the licensee's own sales activity."
AND
FEDERAL TRUTH IN LENDING LAWS (these laws apply to any person who advertises any finance terms)
The following four items trigger Truth In Lending disclosure, if stated or inferred in an ad ("80% financing available" infers a 20% down payment):
1. The amount or percentage of any down payment.
2. The number of payments or period of repayment.
3. The amount of any payment.
4. The amount of finance charge.
Any of the above four items automatically trigger full and clear disclosure in the same ad of:
1. The amount or percentage of the down payment.
2. The terms of repayment.
3. The "Annual Percentage Rate", using that term, and, whether the rate may be increased after consummation.
