WHY AM I RECEIVING EVICTION PAPERS?
Many people ask how I work in Phoenix Property Management for so many years. Well, one must be highly organized and be able to work with people. I am really a glorified debt collector each month. I would say 98% of my tenants pay on time each month. However, I have to work to collect the rents from the 2%. There are many tricks to collect the rent monies. I do what others do not want to do when the rent is not paid. I am very successful at it.

This makes my job as a property manager easy because there are only two choices. I received a text late one night asking why they received court papers. I informed the tenant they did not pay rent when agreed upon. The tenant paid electronically within twenty minutes plus court fees to cancel the court time. The owner was very pleased that night.
I sent a picture of the eviction papers to another tenant before sending it to the lawyers for eviction. I emailed it to the tenant giving them one last shot to pay the rent that day before close of business. They paid their rent plus late fees to avoid being evicted during the holiday season.
