Let me come out and say what I think a lot of you want to say, but don't want to ruffle some feathers and upset your fellow agents.
STOP SENDING ME YOUR LISTING FLYERS. Ok, I said it, I feel better now!
Seriously, how many of you even open those emails with subject lines such as 'Just Listed in ... ' or 'Price Improved!'? In my opinion, a blind email blast agents in your NLS area is a waste of your time and resources. Most of you may have an auto 'filer' in your email setup to send these emails to a 'special' folder.
Instead of a blind email blast to all agents in your region, use the tools at your disposal to 'target' the agents that may have a remote interest in your listing. I don't know about your MLS, but our Central Texas MLS system has a feature ominously named 'reverse prospecting' (I think the name is ambiguous enough that a lot of agent aren't aware of it's capability).
I recently got an email from another agent through this feature and it got me curious. Essentially what it does, it keeps track of the agents who have a client with an interest in a house similar to your listing. It updates the list daily with the name and email of all such agents. So instead of sending eFlyers blindly to all agents and hoping some would find it interesting and open and read it, you have a list of agents with clients actively looking for a house meeting the same criteria as your listing.
You can even see the 'level' of interest of these clients in your listing by their 'possible', or 'favorite' designation. Now you are talking about a few agents as opposed to (or a subset) of MLS agents. Which one do you think is worth concentrating your effort?
So next time do some reverse prospecting before email blasting!
