Included are: Current inventory on the marketplace and price point; activity in your marketplace; an employment demand in your marketplace; relocations within your marketplace; interest rates are a strong motivator both for the buyer to buy but also for the seller's repurchase in taking advantage of low rates rather than waiting and being faced with a higher interest rate mortgage market.

• Buyers are more emotional during the holidays and again, often more relaxed, and it is easier to achieve the warmth and good feeling when viewing a home which is a big part of a buying decision - “Does it feel right for me?”

Some tips to consider:

Decorate for the season, but don’t go overboard. Decorating for the holidays can make a home look its best but can also add distraction and clutter to a home. Be careful not to have too many or too large of decorations and keep items neutral to fall or winter rather than religion.

Hire a reliable real estate agent. Ask friends and family if they can recommend an agent that will go above and beyond to get your home sold. This will ease stress and give you more time to enjoy the season.

Price to sell. No matter what time of year, a home that is priced too high will not bring buyers and will not sell. Rather than gradually making small price reductions, many real estate agents advise sellers to price their home competitively when putting it on the market.

Make curb appeal a top priority. When autumn rolls around and the trees start to lose their leaves, maintaining the exterior of your home becomes even more important. Bare trees create more exposure to the home, and, therefore, expose any flaws.Take the time to touch up paint, clean gutters and tidy up the yard. Keep safety in mind for those coming to view your home, and make sure stairs and walkways are free of snow, ice and leaves.

Take top-notch real estate photos. When the weather outside is ridged, homebuyers are more likely to browse listings on the internet. Make a good first impression by offering plenty of flattering and high quality photos of your home. If possible, have a summer or spring photo of your home available so buyers can see how it looks year-round.

Give house hunters a place to escape from the cold. Make your home feel cozy and inviting during showings by keeping a comfortable temperature inside, playing soft classical music and offering homemade holiday treats. When you encourage buyers to spend more time in your home, you also give them more time to admire its best features.
