Sacramento is Forecast to be 4th Hottest Housing Market in 2017

It the last few days, it was exciting to hear that Sacramento is forecasted to be the 4th hottest housing market in the country in 2017.

The current average home price in Sacramento is $360,000.

Realtor.com analysts estimate Sacramento home values increased 7% in 2016.  

There continues to be scant housing inventory in our vicinity.  Interest rates remain low, but for those fortunate enough to find a suitable home in this competitive market it's a good time to buy!

Actually, when I think of a hot market, 7% doesn't seem all that hot. Not compared to the 40% jump we had in 2011 and the 25% jump a few years later. I've had clients point out that Realtor dot com report and ask if they should wait to sell. Wha? No, no, put that home on the market today, before interest rates go up. Don't try to time the Sacramento real estate market.

Still, it makes for a good headline to say Sacramento is the 4th hottest market. More importantly perhaps, is what does that say about every other housing market?

"Hottest" being used in the comparitive sense to other places around the country. In 2011 we were in full recovery mode from the 2008 meltdown.

Oh, I read the article, Myrl. My point is it's hyperbole. We were a much hotter market in 2011 when prices jumed 40%, and compared to the rest of the country, remember, in 2006 Elk Grove was named the fastest growing city in America! As compared to the other markets, and with still immense limited inventory, growth in the range of 5% to 7% is not remarkable. What is remarkable is other cities are faring worse.

Joe Pryor - You're right!  That's quite a contrast.  It was actually the City of Stockton, and Elk Grove, that were especially hard hit in 2008; but Sacramento County as a whole was not immune either.
