Real estate activity continues to be fairly strong in this segment of the market. Throughout the area sales have been brisk during the fall months and now into the holiday season. While there may not be a lot of two bedroom homes on the market at this time, there is a wide variety of them.
This report will cover the Surface Creek Area of Delta County. This includes the small towns of Cedaredge, Austin, Eckert and Cory. This information comes from the local MLS and doesn't include for sale by owner properties.
Here's a look at the homes currently on the market:
There are 14 active listings and seven that are pending a sale. Four of the listings have come on the market since last month's market report and one of them is already under contract. - Prices start at $35,000 and go up to $599,900. The lowest priced listing is a single wide trailer that is a short sale. The average list price is $208,252 and the median list price is $193,000.
- Many of the listings are out of town on acreage.
- Seven two bedroom homes have sold in the last month. The average sales price is $157,071.
I'm not sure why, but we are seeing a lot of listing and sales activity in this segment of the market. This activity has been going on for about three months. As you can see from the price spread, there is still a variety of two bedroom homes on the market.
Some of the properties currently on the market might also work well for those looking to buy a condominium or townhome. We never have a lot of these on the market at one time.
