What can be considered a bedroom and what cannot?
There are 4 requirements that a room must meet to be considered a bedroom:
1. The length and width of the room must be 7 feet in both directions minimum.
7×7 length by width is the absolute bare minimum for a bedroom although I don't know too many people that want to live in such a small space!
2. A bedroom ceiling must be at least 7 feet tall.
*attics and lofts have to have 50% of the ceiling 7 foot tall..
3. A bedroom must have two ways out.
In addition to being accessible from the inside of the home a room must have another entrance/exit to be considered a bedroom. This can be a window, another entrance to the home, a balcony or an exterior door.
4. A bedroom must have an escape exit other than the door to the room.
Some states require the exit to lead directly to the exterior of the property (typically a window), and others do not; but the escape must lead to a path taking you outside. If it is a window it has be one that the average person could climb through in case of emergency. The opening must be a minimum of 24" high and a minimum of 20" wide. and not less than 5.7 sq. ft. and no more than 44" high.
ARKANSAS- According to NABOR, the rule is that the room must have both external egress (via window or door) as well as have a closet to be listed as a bedroom.
