This is a real estate market activity report for the Windemere townhome complex. In this report I will share information regarding transactions so far in 2016 with a recap of full year sales results for the three previous years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the complex
Windemere draws from the Craftsman architecture that is such a part of Pasadena history. You will find exteriors with wood and river rock accents. The beautifully landscaped grounds feature a pool, spa and lounge area which has traditionally made these Pasadena townhomes with garages a popular choice.
There are two addresses associated with the 62 unit professionally managed Windemere complex. Residents will have either a 249 Alpine Street or 883 Magnolia Avenue address. Some units have a street-facing entrance while others are clustered in groups in the interior of the complex. The multi-level townhomes range from one to three bedrooms and up to two-and-one-half baths. Built in 1984 and 1985, they feature vaulted ceilings, clerestory windows, skylights, fireplaces(most plans) and washer-dryer connections. There are private patio areas accessed from the living room.
The sought after Madison Heights location in southwest Pasadena is convenient to Old Pasadena, Paseo Colorado, Civic Center, Playhouse District and South Lake Avenue where there is a vast array of shopping, dining, entertainment, cultural, entertainment and higher education opportunities. Transportation is quite accessible with the Arroyo Seco Parkway(110) as well as the Foothill(210) and Ventura(134) freeways plus a Gold Line light rail station at Fillmore just a stroll from Windemere.
There is currently one Windemere townhome for sale. It is a newly listed two bedroom floor plan with approximately 1041 square feet and is priced at $576,000. So far in 2016, there have been three(a one bedroom unit and two two-bedroom floor plans) mls-reported closed sales ranging from $380,000 to 609,000 with an average sales price of $523,333(median price $581,000). Each sold above its list price for an average 104.95% so far in 2016. The average price per square foot is $547.96 year-to-date.
In 2015, there were two reported closed transactions. Both closed in March and both were two bedroom/ two-and-one-half bath floor plans and sold for $585,000(list price $579,000) and $558,000(its list price).
There were six sales in 2014 comprised of five-two bedroom and one-one bedroom floor plans. The sales ranged from $385,000 to $580,000 with an average sales price of $532,750(median sales price $558,250). They sold for $540.12 per square foot and for 99.43% of last list price on average.
For full year 2013, there were also six closed sales which ranged from $385,000(a one bedroom) to $550,000(two bedrooms) with an average sales price of $512,500(median $535,000). Sales averaged 104.86% of last list price.
As with any market report, a more detailed look at an individual property is necessary for a prospective buyer considering an offer or for a homeowner who is thinking about selling. Prices can and do vary based on a number of factors including location within the complex, quality of the updates(if any), timing and motivation. It should be noted that while Windemere has a certain appeal with buyers -- there are other options for buyers who are looking for similar floor plans - especially of two bedrooms in our area.
