This week single family homes were front and center as three went into escrow, while condos had no new escrows and one sale. As of today, December 11th, there have been 22 sales as we try to match or exceed the 92 from last December. Here is your update:

New Listings:

Kaiulani 6 is newly listed for $1.450M. It sold previously in 2/13 for $1.2M. It came on at $1.400M and corrected up to $1.450M. Hale Moi 211 is listed for $495K since selling for $128K in 7/99. Hale Honu 2B, which sold for $503K in 9/05, came on the market at $325K.

Back on the Market:

After going into escrow on 10/11, Puamana 23B is back on the market at a new price of $$449,500, up from $425K. The last sale was in 8/99 for a leasehold unit for $69K, converting to fee simple in 8/00 for $35,700.

Cliffs 8203 is back on the market priced at $725K after going into escrow on 10/31. The last sale was for a leasehold unit in 4/06 for $760K, converting to fee simple in 6/06 for $240K. The unit increased in price going from $710K to $725K.

Sales:

Hale Moi 112 sold for $400K while priced at $429K. The most recent sale was in 3/99 for $96K.

Withdrawn:

After 266 market days, Cliffs 8204 was withdrawn while listed at $799,900. The most recent sale had been for $475K in 3/12.

Price Changes:

Kaiulani 1 had a major $800K reduction and went to $1.199M. It then continued to incrementally reduce and ended up at $1.190M. The most recent purchase was for $1.195M in 3/13. Kaiulani 6 increased to $1.450M as it came on the market. Kaiulani 47 is priced at $1.495M, down from $1.650M. The seller paid $1,683,590 from the developer in 9/07. As noted above, Puamana 23B increased to $449,500 while Cliffs 8203 increased to $725K.

With a list price of $3.950M, 3770 Punahele offers ocean, Bali Hai and Hanalei Bay Views. The land sold in 6/99 for $900K and the home was built in 2001.

Contingent:

Priced at $799K, 4851 Victoria Loop went into escrow after 114 market days. The seller paid $199,999 in 9/98.

4121 Rooke is in escrow while priced at $860K. The home was purchased for $773,600 in 9/08.

3887 Punahele found a buyer after 149 days while priced at $1.195M. The most recent sale was in 11/10 for $680K.

Price Changes:

3981 Aloalii is now $2.695M, down from $2.788M. The last purchase price was for $1.450M in 6/15.

4252 Waileia Place reduced from $850K to $825K and had been purchased for $500K in 8/02.

5109 Iolani Place has a new price of $838,800 after a $10,200 price reduction. The last purchase price was $895K in 10/05.

4547 Emmalani reduced by $71K to arrive at the new price of $877K. It sold before for $805K in 4/05.
