with full year sales dating back to 2013.  Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the development.  

 

California Rose Court is a paired home community built by KB Homes(then known as Kaufman and Broad) in 1989 and 1990.  It is better known as a planned unit development(PUD).  The 168 home development is in Northeast California Rose Court Homes in Pasadena 91107Pasadena just north of Pasadena High School and Victory Park.  

 

Each home shares a wall with a neighboring home.  Unlike a townhome or condo, each homeowner is responsible for the exterior maintenance of their individual property(roof and painting). There is a professionally managed homeowners association for maintaining the private roads in the community, greenbelt areas as well as the common pool, spa and lounge area.

The two level homes feature details reflective of the Arts and Crafts era including shingled exteriors with river rock accents and wide eaves that combine with more modern touches such as open floor plans, high ceilings and clerestory windows.   Additionally you will find attached garages with direct access to the homes which feature two or three bedrooms and two-and-one-half baths. The overall feel of the home is one that enhances indoor-outdoor entertaining.     

 


California Rose Court Pasadena PUDThe Pasadena location is easily accessible to shopping, dining, entertainment, culture and recreation.  Transportation via the Gold Line light rail station at Sierra Madre Villa or the Foothill(210)Freeway are convenient as well.  The property is very close to Victory Park which is home to a very popular Saturday Farmers Market.  Victory Park also marks the location of the Tournament of Roses Showcase of Floats each January where visitors can see the decorated entries of the annual Rose Parade.

  • There is currently one home available for sale at California Rose Court.  It is a three bedroom floor plan with approximately 1660 square feet priced at $725,000.  There are no homes in escrow and twelve have sold so far in 2016 ranging in sales prices from $648,000 to $755,000 with an average price of $710,637(median sales price $712,070).   Nearly 60% have sold at or above last list price for 100.91% and for $427.65 per square foot on average in 2016 year-to-date.     

 
  • In 2015, there were seven closed transactions reported ranging from $615,000 to $716,100 with an average price of $666,671(median $680,000). Each sold at or above list price for an average 105.73%.  The average price per square foot for sales was $409.75.  

 
  • For full year 2014, there were just three sales ranging from $572,000 to $614,250 with an average sales price of $593,147(median $594,000).   They sold at 98.47% of last list price and for $359.35 per square foot on average.

 
  • During 2013, there were five closed transactions for the year.  These sales ranged from $530,000 to $597,000 with an average sales price of $557,400 (median $550,000).   They sold at 101.74% of last list price and for $339.90 per square foot on average.

Paired is such a polite term, Michael. In Sacramento, we call these structures "half-plexes." But very happy to see a photo of a home with roses. After all, one would anticipate roses in a community called Rose Court in Pasadena.

An agent can't make much of a living, tho, specializing in that particular complex -- not enough turnover!

What you call "paired homes" sounds like what we call twindominiums which are really side by side condos...typically ranches here...and the shared wall is more likely a garage that house wall.
