GOT THE PINK SLIP FOR DOING MY JOB
I would like to share a brief story that happened to me last month. Many of you know that my company provides Phoenix Property Management to real estate investors. We have been providing this service for many years. My slogan below is

I spend money on marketing each month to get the phone to ring. Yes, I do answer my phone. I met a couple earlier this year from out of state who owned a home in Phoenix, Arizona. The woman explained to me that she was having a hard time collecting rent from her current tenant. She wished to hire me as the property manager. So, they came to Phoenix for a meet and great. The couple hired me as their property manager.
So, I certified mailed the following information to them
- Introduction Letter
- 5 Day Notice to Pay Rent
- Notice to Inspect the Property
I wanted to inform the tenants that the owner hired me as the property manager and we need to collect the rent on time each month. My theory when it comes to Phoenix Property Management is "PAY OR PACK!" The tenants performed to expectations each month by paying rent as scheduled. They called me personally if they were going to pay late with a late fee. Everything was going great. I have turned this property around for the owner. Would you not be happy?
I received the following email last month from the owners see below:
"I have decided to manage the property myself so effective now I will no longer require your service."
I called the owner the same day to discuss their decision. They informed me since the tenant is paying rent on time each month they would not need my property management services at this time. Thanks for getting the tenant back on track for us. Do you think the tenant will go back to their same habits once I am gone? YES!
This was a first for me. They no longer need my services because I performed above expectations. I will put this one in my property management book down the road.
