Arroyo Gardens Craftsman-Inspired Townhomes in Pasadena 91107
This is a real estate market activity report for the Arroyo Gardens townhome complex. Located on Oneida Street between Sierra Madre Boulevard and Altadena Drive, Arroyo Gardens is in Pasadena zip code 91107 adjacent to the
city of San Marino. The complex was built in 1991 and features 18 townhomes with Craftsman-inspired architecture. River rock and stonework
along with exposed wooden elements and carefully chosen colors combine to create a look that is reminiscent of early Pasadena.
The two and three bedroom multi-level townhomes are surrounded by beautiful tree-dotted grounds and eye-catching(my opinion) landscaping. There are no common area amenities such as pool or spa available in the complex. Step inside and find spacious floor plans with up to over 2000 square feet of living complete with fireplaces, tall and vaulted ceilings, skylights, clerestory windows, French doors, private patios, bonus rooms and attached two car garages with direct access to the home.
Shopping, dining, entertainment and culture are all easily accessible. The complex is located south of the Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa.
There are no townhomes currently available at Arroyo Gardens and once again I am reporting of a Pasadena townhome complex where turnover is rare. According to our local multiple listing service(mls) there has been just one closed transaction in 2016. A three bedroom residence with approximately 1849 square feet sold in October of this year for $722,000(list price $728,000). Although it had never been on the market since originally built, the end unit featured a remodeled kitchen.
In 2015, there was also just one mls-reported closed transaction. It was also a three bedroom townhome with about 1849 square feet and a remodeled kitchen. It sold for $695,000(list price $699,000) in an all-cash transaction in May.
There was one sale closed in 2014 as well. A three bedroom unit sold for $657,060(list price $698,000).

The most mls-reported sale prior to 2013 occurred in 2007.
If you follow my other Pasadena real estate updates, you are aware there are many condo/ townhome complexes especially smaller ones such as Arroyo Gardens where the turnover of properties is very low. This is true with single family homes in some Pasadena neighborhoods too.
