Pasadena 91105 Townhomes at Altos Arroyo
This is a real estate market report for the Altos Arroyo gated townhome complex in Pasadena which includes a recap of activity so far in 2016 as well as full year sales since 2013. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Situated in a setting reminiscent of an intimate Mediterranean village, the 15 townhome complex was built in 1986 on a gently curving drive. The dramatic multi-level residences range in size from approximately 2300 to nearly 3000 square feet of living with three to four bedrooms. The interiors feature high ceilings, fireplaces, abundant windows and two car garages. Some units have elevators too.
Common area amenities include a pool, spa and lounge area amidst beautifully landscaped grounds truly giving one the feeling of being in a resort. There is guest parking in a lower level area near the gated entrance as well as inside the complex.
The location overlooks the historic Colorado Street Bridge and is close to the Arroyo Seco (Rose Bowl, Pasadena Aquatics Center, Brookside Golf Club and Kidspace Museum). While the setting seems as if you are miles away, the reality is that this is a lot more convenient than many think. There is easy access to the Ventura(134) and Foothill(210) freeways as well as the Arroyo Seco Parkway(110). Old Pasadena with its abundant shopping, dining and entertainment is nearby as well.
There are currently no units available for sale. A four bedroom, three bath unit with approximately 2832 square feet is in escrow(last list price $919,000). In April, a similarly-sized unit but with three bedrooms sold for $940,000(list price $949,000) according to our mls records. In September, a three bedroom floor plan with approximately 2336 square feet sold for $840,000(list price $799,000).
There were two closed transactions reported in 2015. A three bedroom home with approximately 2336 square feet and sold for $765,000(list price $799,000) in June. A larger three bedroom floor plan(approximately 2800 square feet) closed for $980,000(list $998,000) in November.
There were no mls-reported closed transactions in 2014.
Full year 2013, reflected two sales. One was a short sale with approximately 2800 square feet which closed in April of that year for $820,000(list price $775,000) and a three bedroom unit which sold for $800,000 in an all cash transaction(list price $839,000).
Those who follow my Pasadena real estate updates are aware there are many condo/ townhome complexes especially smaller ones such as Altos Arroyo where the turnover of properties is very low. This is true in some Pasadena neighborhoods too.
