This weekend I sat through a teleconference that Borino and Jennifer Allan hosted about how to get your listings sold successfully. By the way if you weren't there you missed an incredible talk that was extremely helpful for those of us trying to hone in our listing skills to help sellers get their homes sold.
One thing that Borino had mentioned is that when you approach a seller, whether that seller is hiring you to list his home for the first time or a seller who's listing has expired and you're there to help him sell his home so he can move on with his life, it is important to know why you are in real estate to begin with. The true motivations. Not materialistic motivations like money and such. This applies to helping buyers too. What motivates you to be in this business in the first place. Why did you choose real estate? The more you know about your why, the easier it is to really approach a potential client who you are trying to help. Because your true motivation will shine through and believe me your potential future clients will pick up on it. So.....
Why did you choose to be a real estate agent? What is your Why? 
There are many of us who come from different walks of life who decided to get into this business. Some of you might be looking at a second career/business approach. Others might be getting into it for investment purposes. And some of us crazy agents made a career change early on in our career life cycle. But these are not your Why, your true motivator for continuing to serve others.
What is your Why?
What motivates you to wake up every morning and go out there to help buyers and sellers with their real estate needs...and to occasionally face rejection?
I'll tell you mine:
1) Seeing a smile on my first-time home buyer's face when I hand them the keys to their first home.
2) Knowing that I have the ability to educate my community about our local real estate market - arming buyers and sellers with knowledge they need to make an educated decision that is right for them.
3) Being able to help a client look at their financial options for home ownership.
4) Helping my seller move to the next phase in his or her life.
Most importantly - Knowing that I made a difference in my client's life.
My job is to help people achieve their real estate goals first and the money is secondary and a result of the service I have provided.
Not the other way around
