Hi Barbara:

It's been a long time.  I saw you in San Francisco a few years back and have read your book and used your tips on press releases.  I write them all the time whenever something is happening in our small neck of the woods.

I like the video, and you are correct the first 8 seconds make or break the house (I call it the "love" factor).  If I hear the word love, its sold.  Again, the kitchen and bath are the two rooms in the house that really impress a potential buyer - a price correction doesn't hurt in this market either.  I guess we as Realtors see the best of the best and the worst of the worst and oftentimes, its a matter of just shifting some furniture.  I've sold three homes this week and two I helped stage.  I guess its just another tool in the real estate tool-belt.

I've got a small ranch home listed with two huge specialty trees in the front yard that the owners are so proud of but completely drown out any light to the home.  Since cutting down the trees is not an option (in fact it the sellers would probably be incredibly insulted if I suggested that idea) - what else can I do to get light into the home?

 No light

Susan,

Would your sellers consider trimming some of the lower branches on the trees? It's hard to tell from this picture but it looks like you could maybe remove some of the lower branches and then the windows would be more exposed. Also looks like the windows are completely covered by window treatments (again hard to tell from this picture). But if that is the case, make sure sellers open all window treatments completely before leaving the home and turn on all the lights. I work as a buyer specialist and most of the time my buyers and I enter the homes at the same time. If windows are all covered and lights off, I try to hurry around opening everything and turning on lights before my buyers get too far into the home, but I think it makes a big difference to walk into a home that is already well lit and bright...........Good luck!
