When looking at new construction there are always things to consider.

On a recent Home Inspection with my client in Old Trail, we were greeted at the door with this sign:

Now this brings up a very good point. When you go out to show property (new or old)

wear clean socks!!!

Can you image if you had dirty socks and you had to take your shoes off to show a home.

Or what if your socks did not match? LOL!!!

Another great pointer is to wear shoes that slip off vs laces. Saves a lot of time!

One more reason I love selling real estate in The Florida Keys.  Wearing flip flops id not only acceptable but it is considered normal footwear.

Ever since the airlines started making you take off your shoes to go through security I've been aware that I needed to make sure that my toes weren't sticking out of my socks :-)  Having lived in Japan for 3 plus years I've been taking off my shoes when I go into a house for years.

The majority of the time I do take my shoes off just inside the door.  But there are exceptions to that - and when the dirt/filth in a place is making the carpet crawl, I keep my shoes on.  Foreclosures in an urban area can be hard on the tootsies.

This time of year - I just wear sandals and go barefoot inside. But if the place is a disaster and disgusting with dog hair - I have been known to shrug off going inside, especially if it is an open house not a client showing.

Yep, I usually wear shoes easy to slip in and out of .  If I have a seller who is particular about their floors, I supply booties (like what painters wear) in a basket so folks don't have to take their shoes off.

I was showing a new construction where the MLS notes said sternly: TAKE SHOES OFF!!!!!  When I got there, the place had paper runners all over the place anyway - so we DIDN'T take our shoes off.  It's one thing to keep the floors clean but to keep the things clean that are supposed to keep the floors clean, come on...that's a bit much.  LOL

We builders (and the new home owners) REALLY appreciate the kindness and thoughtfulness of removing shoes before stepping on new carpets.  We try to put plenty of runners out, but it's tough to cover all of the carpet, and this allows the potential homeowners and their agents to check out closets, windows, and all the details without worrying about stepping off the runners!

I just wish that those that want shoes removed (I don't fault them) would provde an adequated place for people with mobility and balance issues to sit and perform the task of putting the shoes back on. Not having that discourages some buyers (and agents from walking in with their buyers). You know, a clean, dry bench, maybe out of the rain.

Charles:  It's always polite to remove your shoes; however, I have shown homes that I feel like cleaning my SHOES after showing--I certainly wouldn't remove them in these homes!  I have to say that I've been caught and embarrassed before not having a pedicure!!  Heehee!

Charles,  I probably wouldn't show this house.  I don't have a problem removing my shoes, but I think it's absolutely ridiculous to ask a potential buyer to remove their shoes.  You are selling your house and must expect the traffic.  Now, the other hand is that I try not to show homes when it is raining outside.  I have no wish to track dirt through their home.  They should have mats at all entrances to properly wipe your shoes.

Rather than refuse to show the house I would ask the buyer if they objected to removing their shoes.  I also have some of those booties in my car that I can give them if they don't want to remove their shoes.

Respect works both ways and it's not unreasonable for a seller to want to keep their floors clean, especially if they have light colored carpets.

I had clients from Sweden and it was traditional to remove shoes in their homes.  However, it is not traditional in America and some people are offended by the demand.  I had a friend who asked the homeowner, "Don't you have a dog?  Do you let that dog out to run around and then let him back in your house?"  Good point!  People also should be aware of the slippery floor when in stocking feet.  What if the buyer and real estate agent slide down?

My guess is that if people are that concerned about their floors and they have a dog, they probably do wipe the dog's feet before the dog comes in.  One of the ladies who owned a house I sold did that - she let the dogs in through the garage and made them stay while she wiped off their feet with an old towel before letting them into the house.

I honestly don't have a problem obeying the seller's wishes - those booties are great for times like this.  I got the idea from Jennifer Fivesendal here on Active Rain and ever since I've kept a packet of them in my car for this very purpose.  No need for anyone to be offended or made uncomfortable - our job is to make everything go smooth as silk - or as paper booties.

They're reusable and not too expensive - a pack of 3 pair from Home Depot are about $4.  Imagine how professional your buyers will think you are and if the sellers are there - you'll make a good impression on them too.  And if you have a fussy seller, why  not provide a basket with a half dozen pair of booties for them to leave by the door.  You'll be the supreme agent in their minds!

I went on a last minute showing the other day and didn't realize I had on my Sunday (holey) socks!  Buyers got a huge kick out of my toe peeking out!

In the winter I like to buy silly sox, stripes, polkadots, fuzzy, argyle.  so If I have to take my shoes off it becomes an ice breaker.  At least, The first time its funny, after that you just look like a person wearing crazy sox.
