Mr. Buyer are you finding yourself a day late on submitting an offer on a listing? That seems to be happening more often in our area than previously. It’s very important for a buyer to work with a buyer’s agent with whom you have the utmost trust and confidence.

In this changing market, more than ever, it’s critical to find the right buyer’s agent and rely on that agent to find property for you as soon as it hits the market. Mr. Buyer, there are many of you participating in the market. There are more of you than there are new listings.

Our area has a shortage of new listings, and even the previously less desirable homes are now selling. Everything sells.  If you, Mr. Buyer, feel that you can get the best deal by working directly with the listing agent, you’re wrong.

The result of that action will be one lost listing after another. You, Mr. Buyer, will find that you’re a day late and a dollar short. Do yourself a favor and find a buyer’s agent who will show you the homes that satisfy your needs and select one. Don’t waste any time negotiating a low offer and playing with personal property or you’ll be the bridesmaid rather than the bride.

The days of calling six listing agents to see six homes are long gone. You’ll be fortunate to find one of those six homes still on the market and the listing agent's pockets are tightly velcroed! Mr. Buyer, the only agent you need to call is a Buyer’s Agent, and rely on that agent to find you a home.

We represent the seller.  We will NOT participate financially for you. We will not secure a better deal for you.  WE WILL make sure the seller gets the best deal.

Once again the perfect explanation of the goal of the listing agent, to get the highest price in the shortest amount of time for their seller. I have many many buyers who call me direct. I go through my list of questions and if pre qualified and if no buyer broker, i will show them my listing. I show them the agency disclosure upon meeting outside the house. They learn what a non agent or transactional broker is, what they do and what they dont. I proceed to ask questions and take notes. I am a listing agent more than a buyer broker, usually a buyer broker only for those who i know or those whose listing i am selling a home for and on homes that i have not listed Barbara Todaro. Most of my listings sell for full price or higher and my sellers ae very happy for it.

Barbara you nailed it. Educate the prospect that is the consumer and if you do it right they become the Buyer. That is what I see is missing a lot of the times. Agents treat prospective consumers as if they are their buyer. Why I cover this on our first meet so can establish the relationship and expectations for all. Educate is the key. Great article

I've had countless buyers contact me on a particular property they found.  Sadly, it was PENDING.  Had their been in touch with me 20 days prior, that PENDING would have been theirs!  They waited too long to call a Buyers Agent.  Good advice from the Listing Agent!
