WHY do Buyers and their agents LOVE those Low Ball offers s much? Despised by sellers and Listing Agents, the Lowball offer has not gone away. If you are reading this far, my title caught your eye. 2016 saw an increase in Buyers making low ball offers. It also saw Sellers increasingly rejecting them and choosing better offer. This wont stop the low ballers though, i see them out again in full force come 2017 even though there is a shortage of homes for sale in most markets.

 

THE TOP 5 "LOW BALL" NEW YEAR RESOLUTIONS

1. If it is your dream home, do not mess around with low ball offers, make your best offer first.

2. Buyers whose buyer brokers are telling them to write low ball offers, should simply find new buyer brokers

3. Thinking just because you made an offer, the seller will counter offer all offers, could cause you to lose the house.

4. Thinking you can test the seller to see if they will take a low offer and if not you can just make another offer may cause you to lose the house.

Low offers are rejected.  You may not have a second chance.  Advise your clients to be reasonable .  The inventory is low therefore they may lose their window of opportunity to own a home they love.

The really sad part about your second point is that some buyer agents have no idea about market value and may think they are advising their clients to make good offers.

That is what makes me wonder why they get hired Chris Ann Cleland, yuo cant help with that you dont know. Buyers need to take their time and hire the right agent to guide them when buying

I tell sellers that any offer is a good offer and there is not such a thing as a low ball. If they took the time to get an agent to write it up, then counter. Stopping dialogue is not a good idea.

"Low Ball" offers aren't very successful when it comes to a buyer procuring the home of their dreams in Sacramento.  They are likely to be outbid by several others.

I don't expect too many changes to our market here in 2017, as long as interest rates don't rise too rapidly or too much!
