Liz and Bill Spear "How negotiable? That's totally up to the seller! The best way to find out the answer to that question is to write an offer!"
Right on target - and - re-blog!
We Can't Answer That Question!
Working in real estate we get asked LOTS of questions! It's all part of the business.
And some of those questions we just can't answer! And it's not because we don't KNOW the answer to the question, but we can't answer due to responsibilities to our clients, or perhaps due to legal reasons.
For example when we're selling a home there are two questions we often get asked by potential buyers:
1. Why are they selling?
2. Will they take $X? (and X ISN'T the list price)
Now the first question we MAY be able to answer, but that depends on whether or not the seller has authorized us to answer. And frankly that's a conversation we have with our sellers right from the start so we know what we can and can't say. And you can bet if we ARE able to tell, the answer will be a neutral response that doesn't hurt our seller's negotiating leverage, e.g. "They're downsizing". You're NOT going to hear "they're divorcing" or "they've got to move out of town to take care of sick relatives".
The second question? That almost always falls into the "we can't answer" category, and that's even if we DO know the seller's bottom line. In general asking prices in our section of Ohio are considered negotiable. How negotiable? That's totally up to the seller! The best way to find out the answer to that question is to write an offer!
There are other questions we get that we may not be able to answer either.
Want to know about the demographics of a neighborhood? There are plenty of sites out there that can give you the answers, but as real estate agents we adhere to Fair Housing laws and that's an answer we can't provide.
Want to know about crime in the area? That's another question we can't give you the answer for, but if it's a concern please have a chat with the local police.
It never hurts to ask questions of us, but know sometimes we just can't answer the question.
