5 Tips for listing your home and getting it SOLD

1. Clean and De-Clutter

      Let's face it, cleaning is a chore not many of us want to do, but it's a key component of getting your house sold! Buyer's don't want to walk in to a home full of dust bunnies or leftover grease from your latest cooking experiement, and while you may think your dog's muddy footprints are the cutest thing around, I gurantee Buyers wont. You need to de-clutter and really, this will help you in the long run. When someone does buy your home, you will be thankful that you have already packed up and given away old clothes. Remember, Buyers are picturing their things, and if they don't think there's enough room for those items, they won't buy your house.

 

2. Professional pictures are key

     Hiring a good photographer is key to getting your home sold. These days, Buyers go online to buy homes. Buyers can look at 50 plus homes online and then have their Realtors take them to about 5 of those homes (only 10%!). If the pictures of your home are dark and fuzzy but another home has clear, bright pictures, chances are those Buyers will be going to the other home instead.

 

 3. Depersonalize

       This can be a tough one for Sellers. Once you start taking down your personal belongings and packing them up, it becomes real that your home is for sale and you will be moving out of it. We understand! However, this is an essential key to selling your home. Buyers coming in to a home are trying to picture their life and their furniture in the home; they don't want to see someone else's life and feel intrusive.

 

4. Curb Appeal

       Have you wanted to put new sod down in your yard to cover up those muddy spots your dog keeps digging at? Now's the time! No Buyer wants to go in to the yard they may buy and see holes, fallen branches, or dead bushes. This goes for the front of the home as well. There have been numerous occasions where I have showed someone a home and we pull up and the Buyer decides they don't even want to go inside. Usually there is a "feeling" the Buyer has that makes them turn away. It is always a good idea to make the front of your home as best as it can look. This can include planting some new flowers, mowing the grass, repainting the front door, etc. 

 

5. Turn on those lights!

        This one seems self-explanatory, but so many Sellers forget to turn on the lights before they leave. First impressions are everything. When a Buyer walks in to a home it needs to be bright and welcoming, not dark and uninviting.
