ASK THE RIGHT QUESTIONS WHEN SOMEONE CALLS ON YOUR LISTING

A few  days ago I received a cold call on one of my listings, which is a rental property.  The young woman asked if I could show her the unit, and I said of course, I would be happy to show it to her.   Then I told her I would need to ask her a few questions before we proceed.

 

I asked her if she was working with another agent, and she responded that she was working with a couple of agents.  I then asked her if she had a Buyer Repreentation Agreement signed with any of those agnets, and she responded, she didn't.


I then asked her if I took the time to show her the unit and she liked it would she be submitting an offer wtth me, or would she be using one of the other agents.  She responded by saying it would be her intention she would be using one of the other agents.  

 

I then politely suggested she call one of those other agents, have them call my office and book an appointment, and have one of the other agents show her the unit.  She did that, and an agent called and booked an appointment and viewed the unit.  Turns out it wasn't suitable for her.

 

I saved myself time by asking the right questions....  and my time is valuable..

Aboslutely Doug Dawes , I've learned over the years after wasting much of my time on people I didn't pre-qualify.. I've learned my lesson!!  I try to ask those questions every time someone calls me.

You are so right Praful... it comes with experience, and by being burned a few times, but that was my own fault for not asking the right pre-qualifying questions before I take anyone out... Lesson learned!

Diana, its become second nature now to ask these questions.  I know a lot of agents either forget or don't bother to ask and they end up wasting their time doing work for another agent.
