Dominate a Market

Of late, my team's been researching several markets to learn who is taking listings and where.  The findings have been interesting.  The staggering blow for me is that typically, in any given market there are several agents sharing 1%-2% of the listings in a market.  The markets are extremely fragmented and nobody is dominating. 

What a recruiting opportunity.  When nobody dominates, the door is wide open especially in today's market where business is at a premium.  These statistics, when used properly, offer an agent or brokerage the ability to target the area and flat out control it! 

At Real Living we are gathering this information and using it to win agents/franchisees, and consumers.  The key is to show them how they can dominate an area using the coaching, systems, tools and "special Real Living recipe" for success.  The special sauce in our recipe is definitely understanding of the consumer.  First, we provide agents the key to 89% of the decision makers.  Next Real Living offers said consumer with everything she requires (service, online search tools, research, etc.) to find her next home. 

Have you targeted an area (subdivision, neighborhood, etc.) with similar findings?   What is your company's recipe?

Chris - that's a great idea.  I've started using the MLS more to understand what's happening in our market and which agents are successful.  I haven't tried to narrow it down to a neighborhood to see if anyone is dominating.  We use to have a tool where you could look at a map and see who had the most listings in that area (if that was the case) but we don't have that tool on our MLS anymore.  What I found though is that most people in my local area do not truly FARM and area.  There isn't an overwhelming number of 1 agents or company's signs in a given neighborhood over another.

It appears that certain agents and/or firms do indeed capture certain markets or buildings. It is a matter of persistence and focusing on a certain target area. Here in Miami, Bal Harbour, Sunny Isles Beach and Aventura; we have sooo many neighborhoods and condominiums that NOBODY can be an expert in EVERYTHING! There are about 10 various floor-plans in each building, etc.

My opinion is that it is best to be a master of something that a novice of everything.

We recently opened an office in Coral Gables - Real Living Properties and are finding you are correct with respect to condo buildings.  Makes complete sense in that it is tough for those to become fragmented.   If you are interested in some of the other findings we've discovered in that market I could put you in touch with our representative in Ft.
