Unit-Sales in November will usually be tracking lower than in the late Spring and Summer however, this year the short-term trend went Flat instead of dropping for Battle Ground WA real estate owing to a very high number of closed home sales for the month; leaving the area with a very low level of available Inventory. Here are a some of the highlights for November 2016:
As we head to the final month of 2016, Homes in Battle Ground have broken rank with a high number of closings for the month of November. This is clearly putting pressure on prices - which have risen at double-digit rates of late.
We have prepared custom Battle Ground WA Real Estate Charts which will help describe the market's action. The initial chart shows the number of Homes/Units Sold (Excludes New Construction), with a short term trend line (in Red) calculating the 3-Month Moving Average; and the long term trend line (Blue line) equals the 12-month Moving Average.
For this late in the year it is unusual to see the short-term trend line only going sideways. Part of this surge is likely due to the challenges the industry has been facing with very slow turnaround times for Home Loans to close. If the sales truly slow like they usually do in the winter, we should have the Appraisal and Lending turnaround times improve.
Further signs of strength in the Battle Ground market can be seen with the Inventory level shrinking down to 1.3 months; along with the return to the rise in average sales prices (price rise shown below - unusual for November!).

In the first chart we see the month-by-month action, and how the number of unit-sales for November matches the highest level seen in the summer season!
The second chart is now showing the last two months with much higher average prices for New Listings, as sellers take advantage of the strong interest in Battle Ground homes.
The Average and Median Days on Market are both edging up but, both are still quite brisk relatively-speaking for this time of year.
