If I Could Start Over...
If I could start my real estate business over, there is one major change I would make. When I was first getting going, I signed on to a brokerage (no longer in existence) that focused on Internet lead generation. At the time, it was at the forefront of Internet leads. The company had a very good web site that came up on the first page of Google. It would generate 6 to 8 leads a day in my area alone.
This was actually a very good way to start one's real estate career. I had a jump on the concept of cloud technology, and I followed up on my leads very diligently. The problem? The leads were across three counties! I ran back and forth across numerous town lines, trying to meet, qualify, and further the real estate process.
Many of the leads were good. Many were not. After a couple of odd encounters (luckily not dangerous), I learned how to qualify people pretty darn quick. BUT, I did not learn how to market to my own sphere until well into my third year in the business. Once I gained that skill, I learned that leads from my sphere were more immediate, appreciative, and generally more solid than three counties' worth of Internet leads.
My early years in real estate, 95% of my business was from Internet leads. After three years, 50% Internet and 50% sphere. Now, 80% sphere, 5% other sources, and 10% Internet leads. It's a satisfying mix. I wish I had learned much earlier to offer my services to people who knew, liked, and trusted me.
That is my big do-over.
