The cost of replacing a roof is a major expense. If the roof is damaged, or if there is a leak; then a roof should be replaced. A good roofer should be able to determine if the home inspector will have any issues with the roof. A good roofer will be able to identify the issues the home inspector will have issues with. However, if the roof just looks bad, and has cosmetic issues, it may not be worth the expenditure to replace the entire roof for just cosmetic reasons. The insurance does not approve of a roof claim because a roof looks ugly, rather it has to have real damage. So, a roofer can identify the parts of the roof that need to change to pass the inspection. Even after doing some minor repair a roof still make not look good. If the roof has mold or algae the home inspector will point that out, and removing the mold and algae will drastically improve the look of the roof. However, the roof may still not look good.
Then you have three good choices. All the three options are relatively low cost. First, is to clean the roof by removing the leaves, cutting any tree branches that are touching the roof. It is usually a good idea to do this before the inspector or insurance adjuster comes. Second, is to power wash the roof. The powerwash has to be done in a way not to hurt the roof.
The third opinion will make the roof look new by filling in the missing granules with new granules. So how does it work? All asphalt shingle roofs are coated with mineral granules. They keep your roof cool so that it doesn’t become dried and brittle from the sun’s heat. Hail and wind-blown debris can beat away these granules leaving your rooftop exposed. This restores the shingle by replacing the granules. A roofing company can replace the granules and restore every shingle to like-new condition. It starts by finding all of the damages on your rooftop. Applying an adhesive, you then coat the shingle with a new layer of granules. Sealing it off with a topcoat, your shingle will dry and begin offering the same level of protection as when it was first installed. Once you’ve identified the areas that need repairs, you can systematically work through them. The process couldn’t be easier:
- Apply an adhesive
- Coat the shingle with granules
- Apply a topcoat to seal the granules
This option costs a little less than half the cost to replace the roof depending on the amount of the damage. Remember this is only for cases where the damage is very light, and the roof just needs cosmetic repair. Not only is it more budget-friendly, but it’s environmentally friendly. By restoring the damaged individual shingles, you can prolong the life of the roof. These granules come in more than 50 colors. So repairs and replacement may not be something you have in your budget.
So, let's take a practical example. An average roof is about 30 squares, to replace the 30 squares with 3 tab shingles, range between $5100 to $6100 ( but we can beat the average at DFW Best Roofing). Using the third option to fill the missing granules will cost around $2450. So it is worth getting a good looking for half the price, that is something a real estate agent / buyer/ seller or the real estate investor would have to decide.
