The One Buyer Is Like the Lochness Monster

There is no full moon (so I can't blame that now) but the number of potential home sellers who keep telling me their home needs to be listed higher than recommended is at an all time high.  Do I attribute it to the escalating real estate market?  It is part of the reason but also because potential home sellers believe that the most recent statistics do not support what will happen going forward!

 

 Data is power I say and 99% of the time a good price based upon current market sales wins out every time.

 

Oh and the reminder that the Appraisers for the lending institution must validate that selling price is so important.  It is always an issue if you find that one home buyer that will pay your higher selling price  ( I keep looking for them).

 

So the ultimate question the home seller needs to decide do I really want to sell the home now or wait for that elusive buyer.  Yes, the one with cash who has no financial sense either.  You decide but I can show you any number of home sellers who did not listen to my advice and ultimately sold their home for what was originally recommended.

 

Don't wait for the Blue Moon in housing!

Interesting post, Ginny. Just yesterday I was discussing two homes that just came back on the market this week that are absolutely lovely in great communities and failed to sell for the first five months on the market... all because they were too aggressive in price and the market passed them by. As I always tell my sellers, buyers today are not stupid and they know value... afterall, how would we market for stupid buyers to buy an overpriced home?

We too are going through this right now, and will not take listings unless the sellers are realistic. It's amazing how many of them think their home is somehow different. Oh well. :)

Good afternoon Ginny Gorman ,

I enjoyed reading your post. Many times agents mislead sellers into thinking they can get a better price in a certain time of the year. An agent told a seller I was interviewing that homes selling in the spring/summer receive 10% more! They listed with him and the house didn't sell last year..why? Price. I contacted them again late fall and sent them the statistics that clearly showed this not to be correct. I met with them last night and we will go to market priced and staged right. in 4 weeks.
