A Market Report For Pasadena Millionaire’s Row - 2016 Recap
This is a market activity report for the condos and townhomes along the South Orange Grove Boulevard corridor in Pasadena. In this report I will share sales information for 2016 as well as a recap of units sold in the previous four years. Additionally, I will share information of condos and townhomes currently on the market for sale and in escrow.
All statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
For this report, I am including units located on South Orange Grove Boulevard south of Colorado Boulevard to the city limits at Columbia Street as well as the adjacent streets in that area with the exception of California Boulevard. Additional note: this report does not include the condos and townhomes in the Ambassador Gardens development on the site of the former Ambassador College.
The South Orange Grove Boulevard corridor is sometimes simply called South Orange Grove or by the name Millionaire’s Row for the stately mansions which graced this wide palm-lined street in the beginning years of the twentieth century. Today on the boulevard and the adjacent streets you can find units in various complexes which feature extensive lawn areas and beautiful gardens.
The location between the the Arroyo Seco Parkway(110) and the juncture of the Foothill(210) and Ventura(134) freeways on the westside of Pasadena 91105 is highly convenient to abundant shopping, dining, cultural, entertainment and recreation opportunities that highlight the good life offered in the city. Of course, each January, the street makes a significant appearance to the world as the start of the annual Tournament of Roses parade begins at the Wrigley Mansion which today is known as Tournament House.
- There were 61 mls-reported closed transactions along the South Orange Grove Boulevard corridor in 2016. These sales ranged from $563,000 to $2,400,000 with an average sales price of $945,051(median sales price $889,500). They sold at 98.59% of last list price and for $461.30 per square foot on average.
In 2015, there were 52 closed sales reported ranging from $485,000 to $2,400,000 with an average price of $938,883(media $827,000). They sold at 99.95% of last list price and for $456.56 per square foot on average.
For full year 2014, there were 72 sales. The transactions ranged from $500,000 to $2,600,000 with an average price of $928,777(median $830,000). They sold at 99.81% of last list price and for $447.22 per square foot on average.
In the January through December time period in 2013, there were 46 sales ranging from $470,000 to $1,275,000 with an average price of $721,483(median $682,500). They sold at 98.99% of last list price and for an average price per square foot of $379.34.
In 2012, there were 56 properties sold. These ranged from $353,000 to $1,200,000 with an average price of $668,333(median $633,250). They sold at $341.65 per square foot on average.
- There are currently seven condos on the market for sale ranging from $669,000 to $1,150,000 with two additional units in escrow. Interestingly enough, the number of “active” listings was the same when I gathered information for this report in both 2015 and 2016.
A more detailed look at a specific condo or townhome along the South Orange Grove Boulevard corridor is necessary for those thinking of making a move in order to select the most appropriate marketing price or to develop an offer strategy. There are nuances that need to be examined which include location in the neighborhood and within a complex, the complex itself, updates(or lack thereof), motivation, emotional appeal as well as the obvious size differences.
