Have you ever thought that "this home will never sell". I showed an owner occupied home over the fall. It was priced low, needed some work and as you can see, was a total mess. Now this is not a bank owned, not vacant and not abandoned. My buyer wanted to be in this neighborhood and loved the price, but not the mess in this Manchester NH area home.
We met the seller as we left and they were walking their dog I introduced myself and we quickly left. My buyer bought another home. Now months later Mrs. Seller calls me, she remembered my name and looked me up. She proceeded to find my Active Rain Blog.
She let me know her home did not sell. She was not sure why. She said she appreciated that day last fall that I stopped to say hello and that I was all done my showing.
She needs to sell she said in a voice crackling with a soft sob. She invited me over to talk about listing. The home was much the same. Very messy. She told me she did not have any extra money. "That she lives their alone with her kids." That she does not know how to fix anything and can not pay anyone to do so. It was time for the hard facts. I let her know the proper way to prepare a home for sale. What needs to be done before a buyer enters her home.
Little things such as picking up the laundry, washing the dishes stacked in the sink and counter, throwing away food wrappers and to go boxes.Sweeping the floor. Washing the surfaces. Throwing away the kitty litter box as she no longer as a cat. I did it politely, softly and caring as i could but ,firmly enough that she knew it was important. Not sure she would throw me out, she smiled and said she could do all that. Later in the day i was driving by heading to another home, she was outside and waved me down. She was making progress. I had shopped for a care package for earlier, and seeing i was here, no time better to give to her. She was so happy and proud. We made a plan to come back and will start marketing when the home is ready. While i was there i fixed her storm door and back door handle.
THE BOTTOM LINE is that there is a Right way and a Wrong to sell a home. Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. Anyone can list a home and sit and wait for a buyer. Not me!!! I seek solutions and results.
