WHY would anyone have a MESSY home if they were selling it?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

Have you ever thought that "this home will never sell". I showed an owner occupied home over the fall. It was priced low, needed some work and as you can see, was a total mess. Now this is not a bank owned, not vacant and not abandoned. My buyer wanted to be in this neighborhood and loved the price, but not the mess in this Manchester NH area home.

We met the seller as we left and they were walking their dog I introduced myself and we quickly left. My buyer bought another home. Now months later Mrs. Seller calls me, she remembered my name and looked me up. She proceeded to find my Active Rain Blog.

She let me know her home did not sell. She was not sure why. She said she appreciated that day last fall that I stopped to say hello and that I was all done my showing.

She needs to sell she said in a voice crackling with a soft sob. She invited me over to talk about listing. The home was much the same. Very messy. She told me she did not have any extra money. "That she lives their alone with her kids." That she does not know how to fix anything and can not pay anyone to do so. It was time for the hard facts. I let her know the proper way to prepare a home for sale. What needs to be done before a buyer enters her home.

Little things such as picking up the laundry, washing the dishes stacked in the sink and counter, throwing away food wrappers and to go boxes.Sweeping the floor. Washing the surfaces. Throwing away the kitty litter box as she no longer as a cat. I did it politely, softly and caring as i could but ,firmly enough that she knew it was important. Not sure she would throw me out, she smiled and said she could do all that. Later in the day i was driving by heading to another home, she was outside and waved me down. She was making progress. I had shopped for a care package for earlier, and seeing i was here, no time better to give to her. She was so happy and proud. We made a plan to come back and will start marketing when the home is ready. While i was there i fixed her storm door and back door handle.

THE BOTTOM LINE is that there is a Right way and a Wrong to sell a home. Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. Anyone can list a home and sit and wait for a buyer. Not me!!! I seek solutions and results.

The HARD TRUTH  is the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. By using a philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process, I can help you find your dream home.

It is important to Hire the BEST Agent. In NH that could be me.  By using a philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process, I can help you find your dream home .

Scott

You handled this situation so well. I think some sellers simply do not get the importance of appearance, but some may also be struggling with issues of poor health, limited funds, no one to help them prepare the home adn get rid of things, etc. One has to show some compassion as you have done so well!

Hope things proceed well for your seller!

Jeff

Thank you Jeff Dowler , It was hard to believe the last agent provide zero in tips, talks or help that this lady needed. Selling homes is more than just putting in mls and a sign out front, i put my many hats on and helped her with what she needed.

Yes Scott you are right. We put on many hats in this business, and it's not just the sign on the front lawn. Seems you made good progress with this one!

I agree with Jeff Dowler Scott.

How could that last agent not mention the state of the floors and stuff all over?

Hi Scott - Sometimes people just don't understand what seems obvious to others. But the caring approach you used here can be very effective in filling in that gap, and it speaks volumes about how you deal with others. Very nice!

The tasks associated with getting a home show ready can be overwhelming.  Sounds like you took just the right approach to get her on board with doing what she could.

It is beyond me Noah Seidenberg yet seems like i hear and or see it more and more. The first step of selling after getting the listing, is to assist or give advice how to make a home show better

Scott, You handled that with dignity and grace. Not having any money to fix things ... dare I say ... is no excuse for the mess. Now she knows what she must do to get her home sold. No doubt, if she lives up to what she said  she will do ... it will sell once you list it.

The only cost to keeping a house picked up and clean is time, all else takes dollars.  A seller ash to find the time to make the home attractive
