How many showings must a seller have before they can accept an offer?

Is there a minimum number of Buyers that should see a home before the seller accepts a home? Most reasonable people will tel you it only takes 1 showing if the buyer is ready, willing and able to purchase and makes an acceptable answer. Not all sellers or listing agents think that though, take a Manchester NH area home listed last year. My buyer was the first one to see it. They made a full price offer contingent on a home inspection within 7 days and were pre-approved a mortgage. The Sellers rejected the offers as he said "his agent said we should have multiple showings and buyers interested before we accept an offer."   

 

That was 1 year ago. The Price is now nearly $40,000 less than the buyers offer and still unsold. 

 

 

 

 

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. Anyone can list a home and sit and wait for a buyer. Not me!!! I seek solutions and results.

My buyer did find another home as they were ready and prepared to buy and close quickly. Karen Hellier the seller was not prepared and should have taken the first offer as they now continue to sit all this time later without one

I agree Brenda Mullen as i am not sure what more they would want over a clean full price offer. Perhaps one without a buyer broker?

They could have done that Gloria Valvasori , i think it scres away more buyers than helps get offers. Usually a buyer has to lose a dream home to be prepared to make their best offer first. Anticipating lots of buyers, the buyer made ther best offer first. The seller needs to know this as first offers are usually better than any other.

Indeed Myrl Jeffcoat , we are seeing changes in the market where homes that even need just a little, are static or even decreasing. They may be going to an extreme, but really missed the noat

Same here Sheri Sperry - MCNE® , my buyer found another home 2 days later. I have said before for some sellers it is possible to get an offer too quick. But it is why i have this talk with all my sellers before we start showing

Oh good grief.  There really are some agents in the world who have no business selling real estate if they are advising a minimum number of showings before you accept an offer.
