Buyer questions that we as agent should ask and have answer will save the buyer and ourselves a lot of time. I read this handout from a Buffini coaching session and decided to share it. This is something that I use to understand if my buyer is ready now, in 3months, or years from now.
1. What areas/neighborhoods are you looking into?
2. What is your present living situation?
3, Have you seen any homes in last month or so?
4. Are you presently working with a Realtor?
5. Have you signed any Realtor Buyer Contracts?
6. What is your time frame?
7. Have you purchased a home in the past?
8. Is there any downfall or ramifications if you are not moved in by then?
9. Have you talked to a mortgage person in last month?
10. Are there any credit problems that I need to be aware?
11. Will any of the down money used to purchase a home be borrowed?
12. Is there a specific monthly budget/mtg. you are comfortable with?
13. How many decision makers are there?
14. Are there any fears in the future move?
15. If we found a super home this weekend, would you be willing to act on it?
16. Have you had any Good or Bad Experiences with housing?
17. Do you have any family or friends that are Real Estate Agents? Are you using them?
18. What are the "Wants & Needs" in your "Perfect" Home.
19. Would you be willing to work with a Realtor Exclusively in your search for a home?
20. Please try and remember that buying is a process of elimination, not a process of selection!
21. (My question for my market) Do you have a bank account now and for the past 3 months?
22. What can I do to help you in this search.
The above 22 questions are a great start for buyer's to ask themselves and for the Real Estate Agent to understand the need of his/her client. Bottom line, I found that using the above questions can save a lot of time for buyer and agent. Thanks for reading my blog post.
