Jon Mand is a fellow agent in my office with Lenihan Sotheby’s International Realty and is considered one of the top Realtors in the entire city while focusing on the Anchorage, Glenview, Highlands and Prospect Ky communities plus Oldham County.
But in this video, he is really excited about showing off his brand new construction listing at 3006 Glenview Park Way. “This home will have 8,000 square feet of space, including 6,000 above-grade and 2,000 below-grade,” he explains. There will be up to seven bedrooms when completed, including two on the first floor.
This type of floor plan has a wide appeal. It could be an in-law suite, an exercise room, an office, or a craft room. Carriage houses over the garage, which have become very popular in recent years, carry a similar appeal – as yoga studios or home gyms, in-law suites, kids’ play rooms, or guest houses for holiday company.
The great room has 12-foot ceilings that spill over into the kitchen, where there is an impressive 8x10-foot hood. “I call it King of the Hood,” says the home’s designer, Jason Black from Artisan Signature Homes. Appliances will include a 48-inch dual fuel range, built-in refrigeration, and a nice butler’s pantry with an additional under-counter fridge that leads out into a formal dining room.
The master suite has 20-foot ceilings in the master bedroom – “not something you see every day,” says Mand. There’s a nice fireplace to enhance relaxation after a long day in this master suite. “We’ve got a cool shiplap ceiling with decorative cross-beams,” Black adds. “The wing of this house is truly fit for a king.” There is a huge walk-in closet, a spa bathroom, everything one could ever dream of in a master suite. Colors will include pale gray for the walls, gold marble tiles, and antique brass finishes.
Mand says the people who have toured the house really appreciate the special details that go into each upstairs bedroom. “We’ve got a domed ceiling in one room,” Black explains. “We’ve got a shiplap accent wall. There’s a hip-vaulted ceiling in one of the bedrooms. The bedroom on the front of the house has its own balcony with a vaulted ceiling and a huge walk-in closet. Some of the rooms have built-in bookcases.”
Since there are massive 12-foot ceilings on the first floor, the room over the great room has been finished into an enormous play room for young children. It could also make a wonderful entertainment zone or media area for couples without kids in the home.
On the back end, there are a lot of details to make 3006 Glenview Park Way a comfortable place to live – multiple zoned furnaces and complete spray foam insulation. “You’re going to feel comfortable and see some reduced energy bills as well,” Black explains.
The exterior’s almost done. The sod has been laid. The paint is being touched up. A signature Bevolo gaslight will be added over the front door in the coming weeks. Black says they’re on pace for a January finish, but there is much to see right now if you’re in the market for a Louisville, Kentucky home.
