Can the Color of a house attract or scare away buyers?

Does it matter what color the exterior of a house is? Yesterday while out showing homes, we cam upon a home that was "pea soup" green with yellow shutters. It was so awful that buyer balked to even go inside. We initially left the home and on to another down the road. The 2 homes were the same style, same builder, same, size, same amenities and similar in condition. The buyer loved the second home but noticed the price being so much more than the Manchester NH area home with the putrid paint.

 

 

WHAT WERE THEY THINKING, to paint their house that color, asked the buyer.

 

Then came the realization that they should go look at that home anyway. You see it was priced $40,000 lower than this home down the street. It had been for sale for over 6 months. We went back and went inside. It was an oasis compared the exterior view. Neat, clean and exactly the same as the inside of the other home. $40 grand can buy a lot of paint my buyer says.

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Buyers and Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. The listing agent could have told them the truth about their color. For the Buyer an insistence by me, their buyer broker will save them a great deal of money.

Some color of homes can scare away buyers, but comparing it to another in the neighborhood sure can change a buyers mind for the cost of a few cans of paint...

Those were some great deals, less than the cost of a car in some places Anna Banana Kruchten. and kudos for getting the exact color right. I did not have any pea soup and the seller refused to let me take a picture when i was there.

I have seen buyers that refused to look at yellow or blue houses. Colors can turn a buyer on or off. That pea green color would trigger my gag reflex.

Have photoshopped to remove and replace the color on a home that had paint so loud it reflected on the house siding on all four sides. A little vinyl siding, aluminum trim and ta da, no more circus colors that looked like Mopar muscle cars in the 60's, 70's Scott Godzyk . Show them what it could look like, not what it does today wearing the low to the ground sticker price due to the stinky color.
