What Sold in Pasadena Daisy Villa Neighborhood in 2016?

 

This is a real estate market activity report for the Daisy Villa neighborhood in
Northeast Pasadena 91107.  Daisy Villa is a neighborhood just north of the Foothill(210) Freeway.  In this report I will share closed sales information for

Daisy Villa Homes in Pasadena 911072016 along with a comparison of transactions for the previous three years.  

 

Statistical information has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the neighborhood.  

 

For purposes of this report, I am using the following boundaries for Daisy Villa which extend a bit beyond the usual borders:  the Foothill Freeway as its southern border, the Eaton Wash as the eastern boundary and Sierra Madre Boulevard as its western and northern border(the street curves east as it passes Victory Park and Pasadena High School into the Hastings Ranch Daisy Villa Homes In Pasadena Close To Parksneighborhood and the city’s eastern border.   Daisy Villa is named for two streets in the neighborhood Daisy Avenue and Villa Streets.

 

Just north of Daisy Villa is the final destination of Pasadena’s famous Rose Parade each January.    Abundant shopping, dining, cultural, entertainment and recreation destinations are also easily accessible in the neighborhood as well as is the Gold Line station at Sierra Madre Villa.   

 

Pasadena Daisy Villa NeighborhoodHomes in this Pasadena neighborhood were generally built from the 1920s to the 1970s on tree-lined streets with a variety of architectural styles in primarily single level floor plans.  An especially nice feature here are the multiple parks which are within a short stroll.  The spacious Victory Park as well as Vina Vieja Park which has off-leash areas for dogs are nearby too. The popular Farmers Market is held each Saturday at Pasadena High School.

  • 2016 saw 18 mls-reported closed sales in the Daisy Villa neighborhood ranging from $640,000 to $1,070,880 with an average sales price of $812,349(median sales price $815,250).   In 2016, 50% of the transactions closed above their last list price for an average 100.96% and a price per square foot of $496.75 for the year.  

 

  • In 2015, there were 17 Daisy Villa homes sold reported.  These transactions ranged from $525,600 to $1,150,000 with an average price of $726,653(median $680,000).  They sold at 100.51% of last list price and for an average price per square foot of $463.59.

 

  • During 2014, there were also 17 closed sales which ranged from $537,500 to $935,000 with an average price of $740,346(median $730,888).   They sold at 100.83% of last list price and for $470.50 per square foot.

 

  • In 2013, 17 homes closed escrow according to our mls statistics.   Those transactions ranged from $460,000 to $975,000 with an average price of $658,800 (median $610,000).  They sold at 101.65% of last list price and for $400.00 per square foot on average.   

 

  • There are currently no Daisy Villa homes on the market for sale and none in escrow.  When compiling data for this same report in January, 2016 there were five homes on the market for sale with an additional one in escrow.

As is true in many Pasadena neighborhoods, it should be noted that home sizes can vary in Daisy Villa.  Other nuances in this neighborhood include condition, updates(as well as the lack of them), emotional appeal, timing and other factors.  For prospective buyers and homeowners thinking of selling, a more in-depth and specific look at the market is advised.

Hi Michael Jacobs - Many areas in Southern California are newer and have tract homes. I always loved the Pasadena area because it was well established and the homes and neighborhoods have character.  You don't see many areas where tree lined streets have branches that meet in the middle of the street and provide plenty of shade.

Boy, those average sales prices in Daisy Villa just keep going up, don't they? If I were looking to buy a home in a Pasadena neighborhood, I would certainly call you, Michael. However, I'm not even sure I know exactly where Pasadena is located, because it's not a place I ever gave seminars at or drove to from Newport Beach, LOL. It's got foothills and the Rose Parade, though!!!!
