HOW long is it taking Buyers to write an offer once they like a home?

Once a buyer shouts "that is my dream home". how long are you seeing them wait to make an offer? In the last week I have seen the best and worst in offer writing. I had a buyer tell me they wanted to write an offer right there on the spot after seeing a home they fell in love with. We wrote that offer on the spot and got it accepted within an hour. 

 

On another Manchester NH area home,  I had a new listing hit the market which attracted double digit offers. In those 2 hand fulls of contracts was an offer for $50,000 less than asking when I already had 6 or so at or above full price. Coming in last was an offer for half price. Delivered by a buyer whose buyer agent told them to drop it off. I opened it in front of them and held in any emotion as I could have laughed or cried but instead just asked them why.  WHY did I ask why you ask?

 

 

WHAT WERE THEY THINKING? to make such a poor offer. Well they answered me that their buyer agent said to start low and they could meet in the middle. Normally I would thank a buyer and send them on their way, however I had to address it. I let them know there is a shortage of listings. I let them know this was the 10th offer on this home in the first couple of days of it hitting the market. They responded by asking if they had a chance. Simply put, NO.

 

The HARD FACTS is that in some markets there is a shortage of homes for sale. If you delay in writing an offer or chose to make a low offer, you may lose out. Make your best offer and make it right away without delay.  That is my advice to them and all buyers.

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to BUY or SELL a home. Buyers and Sellers need real answers and real solutions. Communication is key. Having a GOOD agent is a must. A buyer broker MUST update a buyer about market conditions and help that buyer get their offer accepted.

 

The HARD TRUTH  is the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job. In a competitive market especailly low ball offers don't stand a chance. That buyer got bad information from his agent. Maybe after a couple of more times he will learn.

Scott- either that buyer did not get good information and guidance from their agent or elected to ignore it.  It's too bad but perhaps they will learn from this.

Shoot.  When a buyer finds the house they want, I ask them first if they want to cancel the rest of their home tour and write an offer.  And once we determine we are making an offer, we have to find out if there are other offers, or any anticipated, so we know how to make the best offer.  If you are the first in, and no other offers anticipated, that is the only way I would advise a buyer to give a lower offer a shot.

Hi Scott - That simply isn't ever going to work in a hot market, yet we frequently see offers like that. Hopefully, after one or two disappointments, they'll learn.

Usually it takes some buyers a disappointment to start to listen, in this case they got zero help, some times you need to tell the hard truth if a buyer wants to offer half price Dick Greenberg
