What Sold in Pasadena Brigden Ranch Neighborhood in 2016?

 

This is a real estate market activity report for the Brigden Ranch neighborhood in Northeast Pasadena zip code 91104.  For purposes of this report,  the boundaries I am using, which do extend beyond the traditional
Brigden Ranch Homes in Pasadena borders, are Galbreth Road on the north including the cul-de-sac streets of Eastlyn and Westlyn Place, Casa Grande Street on the the south along with
Allen Avenue(west) and Altadena Drive(east).    The majority of the homes are within the city limits of Pasadena although there is a portion that is a part of unincorporated Los Angeles County with a Pasadena mailing address.   

 

The neighborhood website shows 600 properties in the neighborhood so the number will be slightly higher using my parameters.   Part of the area is within the city limits of Pasadena while another is included as unincorporated Los Angeles County with a Pasadena address.  

 

In this report I will share closed sales information for 2016 along with a comparison of transactions for the previous three years.  

Statistical information has been gathered from our local multiple listing Brigden Ranch Pasadena 91104service(mls) and may not reflect all transactions in the neighborhood.  

 

The Brigden Ranch neighborhood consists of a variety of architectural styles with influences from Spanish/Mediterranean, English, Bungalow and Ranch on tree-lined streets.  They were generally built beginning in the 1920s to the 1970s although there has been some limited newer construction in recent years.   The condition and size of homes in the neighborhood can vary greatly.

 

The neighborhood is convenient to shopping, dining, cultural, entertainment and recreation venues.  It also offers easy access to the Foothill(210)Freeway and Gold Line light rails stations at Allen Avenue and Sierra Madre Villa.

 

Pasadena Brigden Ranch neighborhood

 

  • 2016 saw 19 mls-reported closed sales in the Brigden Ranch  neighborhood ranging from $729,000 to $1,060,000 with an average sales price of $880,316(median sales price $865,000).   In 2016, nearly 70% of the transactions closed at or above their last list price for an average 101.87% and a price per square foot of $503.50 for the year.  

 

  • In 2015, there were 22 closed transactions reported in Brigden Ranch.  These sales ranged from $605,000 to $1,400,000 with an average of $816,551(median $776,764).  They sold at 103.37% of last list price and for $463.10 per square foot on average.

 

  • In the same January through December time period in 2014, there were 21 sales which ranged from $595,000 to $1,347,000 with an average price of $754,212(median $747,000).   They sold at 102.31% and for an average price per square foot of $460.04.

 

  • In 2013, there were 26 transactions.   The closed sales ranged from $538,000 to $1,200,000 with an average price of $731,382(median $707,500).   They sold at 102.97% of last list price and for $431.24 per square foot on average.

 

  • As of this report there is one Brigden Ranch home on the market.  With two bedrooms/one bath and approximately 996 square feet, it is a probate sale subject to an overbid in a court proceeding which is scheduled for later this month.  The list price was $579,000.  The first overbid starts at $678,750.

As is true in many Pasadena neighborhoods, it should be noted that home sizes can vary in Brigden Ranch.  There are other nuances that have an impact on value including condition, updates(or lack thereof), emotional appeal, timing and other factors.  For prospective buyers and homeowners thinking of selling, a more in-depth and specific look at a specific property and the market conditions is advised.

Oh, another gorgeous tree-canopied neighborhood in Pasadena where I cannot afford to live. Brigden Ranch is simply beautiful. It's amazing how 50- to 100-year old trees can make such an incredible difference in a neighborhood. Even ugly houses look gorgeous when decorated with trees. Not that I saw any ugly houses in Brigden Ranch, mind you, just making a point, that's all.
