Did Friday the 13th affect your Real Estate World?

The stars, full moon and Friday the 13th aligned to cause mayhem in this part of the Real Estate world. What could go wrong did. Yesterday I wrote about "Hurry up and Wait", today I write about "how happy i am that Friday the 13th is over."

 

The day started waiting for a "clear to close" on a commercial deal, when it comes to light the buyers bank hired a rival company to complete a BPO instead of a "real" appraisal. Needless to say the bpo agent used comps no where similar to the subject and the value came in way lower than the sales price. An appeal to the bank when unheeded. I will have more to write about this next week. The buyer did not want to pay $1500 for a real appraisal and bank refused to look at anything their than the mill building, garage and downtown building, used as comps for an upscale commercial free standing building. 

 

 

 

Friday the 13th kicked into high gear as we waited all day for a seller to sign and return a full price no contingency sales contract which never came on a Manchester NH area home. It never came.

 

To complete the hat trick a buyer agent refused to move faster than a snail's pace to return buyer signed seller disclosures which were on a 24 hour mandatory signature. Sure enough in the 25th hour he sent them over after the deal expired and was kicked out of the banks offer management system. Lastly a closing/title company who closed early leaving us without a HUD for next weeks closing. Havent they heard of TRID and do they care?

 

 

THE BOTTOM LINE it is the things I as an agent can not control 100% that make this Job difficult. The difference is how we respond to make things right for my our clients. Despite the catchy title of Friday the 13th, these things happen. We bear down and correct them for our clients. It is what we do.....

I tend to be a little superstitious when it comes to Friday the 13, because there have been a couple of significant tragedies in my family on them.

However this year, was calamity free, and turned out to be a pleasant day!

It sounds like you had a rough Friday, Scott. 

It was business as usual for me, and I even took the afternoon off and went to the dog park. It didn't even register with me that is was Friday the 13th until the end of the day.
