Thank you for this update Winston Crosbie .I agree with you that prices are rising. Realtor .com said in November that the Phoenix metro area market is expected to lead the top 100 US metros for year over year price increases for homes in 2017. May I wish you a successful year.

My immediate areas so increases closer to 10% for the year.  Many homes sold at 20% over list.
