Princeville Kauai condo / house update for Jan 8th to Jan 14th

It was a somewhat unusual week for real estate, as there were no new listings in either homes or condos. Condos had a good deal of activity in all other areas, with 5 new escrows while Princeville homes seemed to be sound asleep. Take a look for yourself:

Back on the Market:

Several condos expired last week and are back on the market. Kaiulani 74 expired and came right back on the market. It is listed for $799K and sold from the developer in 4/07 for $898,250. Kaiulani 24 is still priced at $1.249M and last sold for $1.7M in 9/08.

Pali Ke Kua 119 has a list price of $989K and was purchased for $807,500 in 10/07. Also back on the market is Puu Poa 401, still at $1.895M. The most recent purchase was in 11/06 for $2.013M.

Contingent:

Priced at $709K, Villas on the Prince 18 found a buyer. The seller paid $487,355 to the developer in 3/02. Sandpiper 124 went into escrow while listed for $334K. The last sale was in $275K in 11/03.

Nihilani 32B is in escrow with a list price of $589K. The last sale was in 2/16 for $525K. Pali Ke Kua 140 is listed for $499K and went into escrow after 101 days. The last purchase was in 2/88 for $130K. Villas of Kamalii 47 found a buyer while on the market for $769K. The most recent sale of this unit was in 11/04 for $715K.

Under Contract:

Kaiulani 47 moved from contingent to under contract. Priced at $1.495M, it was purchased for $1,683,590 from the developer in 9/07.

Expired:

Pali Ke Kua 236 was on the market for 363 days and expired while listed for $419K. This leasehold unit sold for $250K in 12/13.

Price Changes:

Pali Ke Kua 1, a leasehold unit being sold at auction, reduced by $10K and is now $192,700. The seller paid $379K in 4/06. The unit was foreclosed on in 1/14. Alii Kai 2201 made a $10K reduction to $469,900. The unit sold in 5/09 for $420K.

Now on to your Princeville Kauai single family home update, which is almost non-existent:

Although it looked like 4988 Emmalani expired after only 22 days while priced at $985K, it has actually been “temporarily off the market” for 343 days, during which time it expired. The seller paid $608K for this home in 8/14.

Price Changes:

5935 Iolani Place reduced $25K to achieve a new list price of $850K. The most recent sale had been for $521,200 in 10/01.

That’s it for this week. We’re now almost halfway through the month as we try to surpass the 76 sales from Jan 2016. As of today, Sunday, there have been 47 sales so we’re well on our way.
