Year-End 2016 Market Report for the 92008 Area of Carlsbad

 

2016 has been a relatively busy market, with some notable shifts from the same period back in 2015. The 92008 area includes Carlsbad Village, Telescope Point, Olde Carlsbad and the historic Barrio, beachfront areas from the Village south along Carlsbad Boulevard to the oceanfront neighborhood of Terramar, the lagoon-front neighborhood of Bay Cove, several condo communities close to the Agua Hedionda Lagoon, and more, with a mix of attached (condos, townhomes, twinhomes) and detached single family homes.

 

SINGLE FAMILY DETACHED HOME SALES

Carlsbad Village home in 92008 sold for $895K181 single family detached homes sold in 92008 in 2016, 8% fewer than the same period in 2015.

 

The average sales price was $967,201 (range of $500,000 to $2,475,000; median price of $865,000, up 12% compared to 2015, and up 17% from the median in 2014), an increase of 9% from 2015, as we saw in Carlsbad 92008, and up 15% from 2014 averages.

 

Single family detached homes sold just slightly more quickly than in 2015, with an average time on the market of 40 days, versus 41 days in 2015. Homes sold for 96% of asking price on average, but with 32% of the properties selling at list price or above. 22% of the home sales were cash transactions.

 

2017 CURRENT MARKET AS OF JANUARY 16, 2017

New Homes in Carlsbad at LanaiAs of this writing there are 33 single family detached homes for sale in 92008, ranging in price from $629,000 to $15,950,000 (average price of $2,361,447 - the high average is due , in part, to 2 oceanfront listings at $15,950,000 and $11,495,000).

 

Homes have been on the market for an average of an average of 85 days. There are 21 homes that are pending (on the market for an average of 44 days) ranging from a list price of $649,000 to $2,750,000.

Yes, low inventory is an issue. Not sure it is quite as low as in Joanne's Silicon Valley area but it's less than 2 months in Carlsbad overall.
