How can you help with a home that is difficult to sell? Is it possible for a home to be doomed to never sell? These were questions from a sobbing Manchester NH area home owner. She had ended a near 1 year battle to sell her home. She had listed with a national company and waited and waited for a buyer, one that never came. When asked what buyer feedback was, she did not know. When asked what buyers thought about the price, she did n=know. When asked why buyers said they did not buy, she did know.
"Should I know theses answers?" she asked. I replied with a yes, it s part of the feedback your listing agent should have given you. It can be used to fix what is wrong so the next buyer is not scared off by what ever kept the other buyer from buying.
She said she never heard from her agent again after she listed. That the only call was to renew 4 more months after the 6 months she has already been through.
In general the 2 most common reasons a home does not sell is it is priced too high or a lack of attention from the listing agent.
The problem I can see is not the price, but a poor mls listing without proper pictures or description. As well as a lack of effort to market and reach the most potential buyers to get a sale. She invited me over. I walked through the hoe, made a list of notes, took lots of pictures and sat down for a hard talk. As I made notes, the seller asked me how I knew so many people? I asked what do you mean? She said that when her listing expired, she started asking around who could sell her home. She asked the ladies at the hair stylist, at they said me. She asked the people down at the drive in restaurant where she gets lunch and they said me. She asked her neighbor and he said me.
Simply put, I told her That I sold their homes, I did a great job and they remembered me. I was ready to give her my findings. I told her what price we should ask, what price offers may come in at and what price the home should sell for. I gave her a small list of things we can do to make the home show better. I let her know how showings work and encouraged her to call me, email me or even come see me anytime she had a question.
The next morning I get to work and she is there waiting for me. She brought me a coffee and wanted to ask if I reached any buyers yet. The good news was I had. The day before, I not only placed the home in MLS, I placed it on nearly all online real estate sites and contacted my list of buyers who had been waiting for new listings in their search criteria.
She said I could bring them anytime. With in the first 2 days I brought 4 buyers through, 2 couples, a family of 4 and a single guy being relocated to NH. They all loved the home. Within 3 days I had 4 offers all from my list of buyers. I sat with the seller who was overwhelmed. She cried, but tears of happiness she said. She never thought her home would sell. We looked at each offer and she loved the family who made the offer. She raised her family there and wanted the home to be loved. They also had the best offer being pre approved, 20% down and flexible on closing to accommodate the seller. What took the other company 10 months with no results, i got done in 3 days.
The HARD TRUTH is the BEST way to go about any home sale or purchase is to know that the consumer should not choose just any agent, choose the BEST agent for the job.
