The Highlands Berwyn PA
Located just off Lancaster Avenue, almost directly opposite Nectar Restaurant, one of Nick Vandekar Main Line Realtor's favorite places to eat in Berwyn, is The Highlands. This 30 year old community of town homes on Manchester Court, some with main floor master suites sits quietly minding its own business. Many drive past not even aware of its presence. As such it is a development that does not have a lot of traffic and is highly desirable to those buyers in the know.
Located behind a stone wall, it is set on a circular drive Manchester Court which circles the development with most homes on the inside of the loop. There is plenty of green space and vegetation in The Highlands and it is well maintained.
Many of the homes have one car garages, although some do have two car garages. Most do not have basements, with the homes being built on slab foundations. and the few with basements do command prices significantly higher, looking at last years sales.
In 2016 there were only seven sales in The Highlands, with prices ranging from a net price of $376,000 to a top price of $500,000. On average the square foot price is equivalent to $161.45. The most highly priced home was a little bit of an outlier in that it had both a two car garage and a walk out finished basement. As such it also had more square feet which made it one of the lower priced homes when comparing price per square foot. This home originally went on the market at $610,000 and took 135 days to sell.
Days on market in The Highlands were generally quite high with all but two homes selling between 135 to 191 days on market. The remaining two were 50 and 24 days on market. As an average these homes sell in about 127 days on market.
Some of this may be due to the age of the homes, being 30 years old some require updating of bathrooms and kitchens to give them a more modern look and vibe. Location being off Lancaster Avenue may also be a small drawback and of course initial asking price also plays a factor.
The Home Owners Association fee was $390 in 2016 and there was a quarterly assessment as well in the same region. The home owners association does take care of all exterior maintenance including garage doors, all common area maintenance, snow removal, lawn care and trash.
Just to the west of Berwyn Village this development has easy access to some of the best restaurants on the Main Line and Berwyn train station is close by for those commuting into center city Philadelphia.
If you are considering The Highlands as a possible location to live, Nick Vandekar, Berwyn Realtor suggests alternative choices are Daylesford Lakes in Tredyffrin Township or Waynesbrooke East and West, in Easttown Township.
