  Okay, I admit, I laughed out loud at this ad...extra points to the agent for creativity.

I don't see this ad as desperation Stephen, especially since it's new construction. Whether the agent knows it or not the lead is to get the reader's attention and increase the probability that the entire ad will be read. AIDA is the pathway to creating a transaction. Awareness, interest, desire and action are the successive precursors to a creating a transaction. The purpose of the lead is to create awareness otherwise the other three will never happen. Granted, however, some folks might be turned-off by the ad lead and not read the entire ad.
