Some of the defects that I have found with warm air systems!

These are just a few of the deficiencies and defects, that I have found in warm air systems.

The fan belt is loose or damaged.

The filter is dirty, it's missing, loose or sometimes it's damaged.

Asbestos in or on the system.

Dose not have a vibration damper.

The ducts have no damper controls.

Damaged or the duct tape at the joints is missing.

The ductwork has a poor pitch.

The ductwork is to small for the system.

Visible dirt on the A/C coils.

Very old gravity system in the home.

Thers no return system for the return air.

The return air cames from the basement.

Poor location for the registers.

I could go on about this. But I think you can see my point, why you need and should have a Home Inspection.

Dale - I think you made your point as to why it is important to have a inspection.  The typical buyer would have no idea about this stuff.

Hi Dale, I might add a few more to your list, such as corrosion in the burn chamber or top of the heat exchanger, mostly caused either by a leaking,dripping A coil, or dirty, and out of adjustment. Missing heat runs is not all that uncommon in new homes. Extra thermostats that do nothing are also common in multi unit rentals.

Dale - That is certainly a very important list of why have an inspection. If the consumer would only stop and think how much money they would be saving if they took care of the system properly. Example: If you don't service your automobile it is going to cost you more to run and more to repair when it goes "haywire".

 Take care of your home system and save yourself some money. As Dale stated, by having the home inspected any questionable items can be looked at more thoroughly.

Good stuff Dale (and thanks for the additions, Kevin!).  Some of what you mentioned are easy fixes -- IF you know to look for them, and other points are major work.  Your average person wouldn't know about the issues without an inspection.

Yes my friend some of them are very easy fixes. In a post like this one, you need to write it with a mix and not just the very bad.

A Home Inspector's job is to infrom his or her Client's and not to scare them.
