Real Estate Report - Silicon Valley and San Mateo County

By
Real Estate Agent with Compass CA DRE# 01215160

As we near the end of January, there's not much more inventory in San Mateo County and the Silicon Valley than there was at the lowest point of the year, right before the December holidays.

Take a look at the chart for examples of active inventory in various towns as of 1/19/17:

real estate inventory in some Peninsula towns

I've been out on several pre-listing appointments this week, and finding comparable sales has been a struggle; in most cases I need to go back at least 6 months in order to get just 4 or 5 comps.

Take a look at San Carlos, for example. This is a city with a population around 28,000 and virtually no inventory. Belmont, population around 25,000, shows almost the same. The City of San Mateo with its 97,000 population has more, as do Pacifica and Santa Clara, with populations of roughly 28,000 and 116,000 respectively.

Hopefully the situation will improve a bit in the next few weeks. We have a booming economy and well-qualified buyers are anxiously waiting in the wings, ready to get settled in a home of their own.

For more detailed information about your particular Silicon Valley or San Mateo County property, feel free to contact me. There's no charge and no obligation.

Hi Steven Nickens - housing is in high demand here; inventory is lagging. I will be bringing a great house on the market, but not for another couple of months. Poor buyers.

Lottie good luck with your new listing.  Inventory is a bit of a problem on Maui also.

Is this high tourist season still, Steven Nickens ? Do you make connections now for when inventory improves?

Lottie, our high season starts Christmas and runs till the mainland starts to warm up. As far as inventory, listing that are priced right will be experiencing in some cases multiple offers.

Nice chart Lottie! The way I'm interpreting it, Santa Clara is taking a shift for the better with new blood moving into the area! What a clever idea on this chart. I like it!

Have a wonderful day and I hope it's sunny and bright!
